THE FACTORS THAT INFLUENCE THE REAL ESTATE INVESTMENT IN SHENZHEN, CHINA

Abstract

This article focuses on the factors that influence the real estate investment in Shenzhen, China. Its main research target and population is the people who want to invest the real estate in Shenzhen, China . In general, these studies have found out that there are some factors are very important to real estate investment like price, location, however, expect these key factors, there are still many other imp ortant factors which can influence the investment decisions . Thus the main objectives in this study are to explore the top five factors which influence the real estate investment in Shenzhen, China; to investigate which type of property Shenzhen residents are more inclined to invest and to study which district of Shenzhen is the best investment market.

It uses 384 questionnaires to collect the data, and the data analyzed by SPSS, then using factor analysis, reliability test, descriptive analysis and and mu ltiple regression analysis. The results find that the five top factors that influence the real estate investment in Shenzhen, China are: Price, Policy, Building quality, Architectural style, Transportation; most people in Shenzhen want to invest in
real es tate with a choice of 90 120m2, three bedroom, one storey single family homes, and hope that the bedroom, dining room and kitchen are separated; people in Shenzhen prefer to invest in Nanshan District, followed by Futian District and Baoan District.
